Interview with the Architect of FIIVE Residences

FIIVE Residences brings a fresh perspective on modern coastal living to Kožino. Five boutique buildings, only twenty apartments, an emphasis on privacy, timeless architecture, and thoughtfully designed details. We spoke with the lead architect of FIIVE Residences about the philosophy behind the project.

What was the main vision behind the design of FIIVE Residences?

Our goal was never to create just another apartment development by the sea. We wanted to design a place that respects the character of Kožino while offering peaceful, high-quality living with lasting value.

I believe that great architecture never goes out of style. When designed properly, it remains just as enjoyable to live in twenty years from now as it is today.

Why did you choose the concept of five separate buildings?

Creating a more intimate community was one of the project's key principles.

FIIVE consists of five individual buildings, each containing only four apartments. This creates a quieter environment, greater privacy, and a more natural sense of community among neighbors. Our vision was for residents to feel as though they were living in a private residence rather than in a large apartment complex.

How did the location influence the design?

Very significantly.

The entire project has been carefully positioned to maximize natural light, sea views, and the Mediterranean lifestyle. The architecture is intended to complement the surroundings rather than dominate them.

What was your main priority when designing the apartments?

Everyday comfort.

The apartments were designed to be practical, bright, and highly functional. It's not only about creating beautiful interiors, but about designing spaces where people will enjoy spending weekends, holidays, or even living year-round.

Every apartment includes a private storage room of approximately 8 m². Why was this so important?

When living by the sea, generous storage space becomes an essential part of everyday comfort.

Each apartment includes its own spacious storage room of approximately 8 m², providing plenty of room for bicycles, paddleboards, sports equipment, luggage, and seasonal belongings. It's a practical feature that significantly improves everyday living.

Each apartment also comes with two private parking spaces. Why?

Because comfort doesn't end at your front door.

Today, we consider two private parking spaces to be a natural standard of quality living. We wanted homeowners to never worry about parking, even during the busy summer season.

One of the most distinctive features of the project is the rooftop terraces. How did this idea come about?

From the very beginning, we knew that the rooftop should become much more than just a technical space.

Each building features its own panoramic rooftop terrace, reserved exclusively for the four apartment owners within that building. Residents will enjoy comfortable seating, an outdoor shower, and breathtaking panoramic views of the Adriatic Sea.

It's a place to enjoy your morning coffee, an evening glass of wine, or simply relax during the day. I truly believe these terraces will become the setting for countless unforgettable moments.

What technologies have been incorporated into the project?

Technology should simplify life, not complicate it.

That's why FIIVE Residences will feature an advanced Smart Home system, electric exterior shutters, underfloor heating throughout the living area and bathroom, high-quality air conditioning, and premium construction materials throughout the project.

What does luxury mean to you today?

Luxury is no longer about extravagance.

To me, luxury means peace, privacy, thoughtful architecture, generous space, and the opportunity to spend quality time with family without compromise. These are exactly the values we wanted FIIVE Residences to represent.

Is there a particular place within the project where you would personally spend the most time?

Without a doubt, the rooftop terrace.

Not because it sits at the highest point, but because of the atmosphere it creates. I imagine families enjoying dinner together, friends watching the sunset, or peaceful mornings overlooking the sea. These are the moments that make architecture truly meaningful.

Did you also consider the project's long-term value?

Absolutely.

I believe that quality architecture, a limited number of apartments, and attention to detail are qualities that retain their value for many years. Timelessness was one of the fundamental principles guiding the entire design.

If you had to describe FIIVE Residences in three words, what would they be?

Peace. Privacy. Timelessness.

These three values guided the project from the very first sketch to the final detail.

What would you like future homeowners to feel when they visit FIIVE Residences for the first time?

I hope they won't simply see a new apartment.

I hope they will imagine a new lifestyle by the sea.

Morning coffee on the terrace. Bicycles safely stored in their own private storage room. Effortless parking right outside their home. Evenings spent on the panoramic rooftop terrace overlooking the Adriatic Sea.

Every decision—from creating five intimate buildings, to providing two private parking spaces and spacious storage rooms for every apartment, to designing exclusive rooftop terraces—was made with one goal in mind: to create a place where people will feel comfortable not only during their holidays, but for many years to come.

If their very first thought is, "I can truly imagine my life here," then we know we have achieved exactly what we set out to create.
